When: Check-In time is 3:00 p.m. Central Time.
Note: Check -in begins at listed times, but cannot be guaranteed. Property must be cleaned prior to release of keys for occupancy. Check in time will be at 3:00 p.m. Early check-ins will be considered only if prior arrangements have been made. During peak season, early check ins are not available in most cases.

When: Check- out time is 10:00 a.m. Central Time on the day of departure. Late checkouts are subject to an additional 1/2 day charge.
Responsibilities: Upon check- out, we ask our guests to leave their home in the same general condition as it was found. Departure responsibilities include the following: begin laundry, wash towels, wash dishes, dispose of all trash in proper street side containers.

Trash Pickup
Place trash in outside receptacle, and leave by the road for curbside pick-up. Refer to instructions in your rental property for the day and location of collection.

Length of Rental
Most rentals require a minimum stay of seven days during the summer season, for most holidays, and for the annual Deep Sea Fishing Rodeo. Weekly reservations run Saturday - Saturday. Reservations for shorter periods of time may be made, depending upon property availability and approval. Reservations for less than a week stay are charged at the daily rate which may be more than 1/7 the weekly rate. Contact our office for information about specific properties and dates.

Monthly Rentals (28 days)
Some properties are available for monthly rentals, for a 28-day period in the same month, during the mid and low seasons.

Rental Occupancy and Age Requirements
Each property indicates the number of occupants allowed in a property at any one time. Exceptions can be made for children age 5 and younger with prior owner approval. An atmosphere conducive to quiet enjoyment of guests in surrounding accommodations must be maintained. Only adults of age twenty-five (25) or older may contract for rental. Identification and proof of age may be requested. Weddings, wedding receptions and other large gatherings are not permitted in our houses.

Sales Tax & Tourist Development Tax
Rental rates are subject to 4% state, 2% county and 5% local lodging tax.

Payment Schedule
1/2 of the Total is due 90 days prior to arrival or reservation will be cancelled. Your balance is due 30 pays prior to arrival. We gladly accept Master Card, Visa, American Express, Discover Cash, Traveler's Checks, Money Order and Cashier's Checks or Personal Checks. If check is returned tenant agrees to pay any cost of collection including attorney fees. All rates are subject to an 11% lodging tax, cleaning fee, processing fee, and damage waiver.

Vacation Rental Damage Protection
As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $1500. Any damages that exceed $1500 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $1500. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy The Vacation Rental Damage can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Island Resort Management any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Island Resort Management directly if you do not wish to participate in this assignment. If you do not wish to purchase the Vacation Rental Damage Protection, a $1,500 damage deposit will be required.

Cancellations and Reservation Changes
Cancellation period is 90 days prior to your arrival. Refunds of deposits and/or prepaid rent less the $35 reservation fee will be given outside the 90 day mark. If cancellation occurs less than 90 days prior to arrival refunds can only be obtained through CSA Travel Protection if trip insurance has been purchased by the renter. IRM will not refund any prepaid rent after 90 days prior to arrival.

CSA Travel Protection
Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance provides coverage for prepaid, nonrefundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. Separate terms and conditions apply, read your Description of Coverage/Policy carefully and contact CSA at (866) 999-4018 with coverage questions.

Grills are provided at most units. Use of grills on wooden decks, porches, balconies, or under properties is prohibited except in cases of owner placement. Guest will be responsible for any damage caused from grill use.

Linens will be provided at all properties. This includes one bath set per person and one sheet set per bed.

Hurricane Evacuation and Refunds
In the event of a MANDATORY EVACUATION due to hurricanes, tropical storms, or other potential disasters, you are required by state law to evacuate the property. No refunds will be given for non-arrivals or early departures due to mandatory evacuations unless CSA Travel Protection coverage has been purchased prior to your arrival.

Important Information
Rate changes: Rates, descriptions, furnishings, and availability are subject to change WITHOUT NOTICE. We are not responsible and cannot give refunds for changes by individual property owners.
Property Substitution: Substitution of comparable properties may be made without notice or liability should your reserved property become unavailable for rent.
You may choose a comparable available property at the published rate or receive a refund of monies paid. Exclusion: Including, but not limited to, Island evacuation or other storm related occurrence.
We are not responsible for items left in properties, however, if items are located we will return them with a shipping charge.
Locked owner's closets are not included for guests' use.
For liability reasons, keys cannot be released to prospective guests to view properties. When possible, one of our customer service representatives will accompany the prospective guests to a property. Please call our office for an appointment (251) 861-6121
Properties for Sale may be shown during your visit. We make every effort to schedule the showing at a convenient time.
We are not responsible for errors in price or description that occur in printing.
Island Resort Management, LLC has a contractual relationship with property owners. We act as their agents, and we treat all parties (owners and guests) honestly, fairly, and in good faith. We reserve the right not to refund deposits, refuse rentals, or discontinue occupancy, if in our opinion; a renter is detrimental to the property. Any reservation obtained under false pretense will be subject to forfeiture.

Maintenance & Housekeeping
A cleaning fee is added at the time of the reservation. This fee varies according to property. Please report all maintenance or housekeeping issues promptly.

Many of the properties we manage are pet friendly, however no pets are allowed in the properties we manage, unless they are specifically listed as "Pet Friendly". A non-refundable $100 charge per week is required for each pet that comes to a Pet Friendly Property. Pets must be reported at the time your reservation is made. We will require the total number of pets and the breed and weight of each pet. All pets must be on a flea, tick and heartworm prevention program and have all current vaccinations. The Town of Dauphin Island leash law requires pets to be on leash and properly secured when out of doors and also requires that pet waste from rental property yard, beaches and public areas be picked up and properly disposed of. Pets found in a non-pet property will result in your immediate eviction with NO REFUND of rent. Evidence of pets in a non-pet property or unreported pets in friendly properties found after check-out will result additional fees. Island Resort Management reserves the right to refuse pets based on their size and breed. The Guest shall be solely responsible for the pet while on the property.

Pool Availability
Pools are available for our guests renting condos or properties in DeSoto Landing. Other guests are welcome to use the public pool at the Isle Dauphine Country Club for a small fee.

Power, Cable, and Water Outages
We occasionally experience outages that are beyond our control. No refunds will be given any power, water or cable outages.

Phones are available in most properties. The number will be given to you at check-in. Please note that cell phone service may be limited in some areas of the Island.

Reservation Processing Fee
A non-refundable reservation-processing fee of $35 is added to all reservations at the time the reservation is booked.
